PROJECT OBJECTIVE

Energy-efficiency equipment and the energy performance of a building are often not valued effectively during commercial real estate appraisals and transactions. Consequently, it is becoming increasingly important for commercial building appraisers to develop a thorough understanding of the role energy plays in the valuation process. BTO’s commercial building valuation efforts focus on developing and deploying training materials that explain the value of energy-efficient building components and promote recognition of this value during property valuation exercises and transactions. BTO also seeks to increase general awareness of, and demand for, high-performance appraisals among building owners, appraisers, and the lending community.

The objectives for this project in FY17 are to (1) increase awareness of, and participation in, the “Energy Matters!” appraisal training course that was developed in FY16; and (2) increase awareness and implementation of high-performance appraisals as standard practice in the market.

PROJECT IMPACT

This project will expand the pool of qualified property appraisers capable of recognizing and communicating the market value of energy efficiency, enabling more investors to properly consider energy-efficient building features during commercial real estate transactions. This project will also motivate existing building owners to invest in energy efficiency improvements by increasing awareness and understanding of energy efficiency’s impact on commercial property values.
