Sareth Builders built this 9,956-square-foot custom home in Westlake, Ohio, to the high performance criteria of the U.S. Department of Energy Zero Energy Ready Home (ZERH) program.
Extensive insulation and air-sealing helped the large home score a HERS 37, even without photovoltaic panels.
ENERGY STAR appliances and EPA WaterSense-labeled plumbing fixtures add to energy and water savings.
Nearly all of the home’s lights are LED based for energy and cooling savings.
All of the home’s windows are triple-paned and many are fixed, which both reduces costs and ensures airtightness.
Rigid foam insulation was installed under all of the slabs. To keep moisture from seeping up into the foundation wall, the entire footer was encapsulated in a liquid-applied capillary break membrane prior to setting the foundation wall concrete forms. The foundation walls were also covered with a liquid-applied waterproofing membrane that was topped with R-10 of EPS.
The builder applied extensive air-sealing to every wall, floor, and ceiling penetration and seam using tape, caulk, spray foam, and gaskets.
The advanced framed 2-by-4, 24-inch on-center walls were filled with spray foam insulation for additional air-sealing and insulation.
HVAC ducts for the high-efficiency natural gas furnaces were encapsulated in 3 inches of closed-cell spray foam, then buried in R-49 of blown fiberglass insulation in the vented attics.
Exterior walls were sheathed with a coated OSB with an adhered rigid foam that was taped at the seams and covered with a paint-on air barrier. The pool building has a double-layer of rigid foam.
All windows are flashed with a paint-on flashing product beneath the window frames and tape-on flashing over the window frames.
The pool building has furring strips installed over the foil-faced rigid foam to provide a drainage plane behind the vinyl siding.
